Special Market Rate (SMR) rents are the same as basic rent except there is a limit to the high end of the rent. So if 30% of the gross household income is above the "SMR" the rent will be the SMR rate.

SMR rates vary with the project but are generally:

1 bedroom - basic (no less than) $453
SMR (no more than) $485

2 bedroom - basic (no less than) $501
SMR (no more than) $600

As with basic rents, SMR tenants pay his/her own utilities.
